Rental Criteria

1) Below are the guidelines in our policy manual for renting one of our homes.  Complete guidelines are available in our office: 

            A) Current bankruptcy Is a disqualification.  We will NOT allow a Co-signor for this.

            B) Eviction within the last 4 years is automatically a disqualification.

            C) You must GROSS 3 times the monthly rent.

            D) You MUST have more good than bad credit and rental history.

            E) All residents over 18 must complete an application.

            F) If you are not a US Citizen we require a copy of your passport and visa.

All properties are "no smoking" inside units

) Incomplete and or falsifying information on an application is a disqualifier

            J) Valid photo ID is required

            K) Premises used for living purposes only

* Conviction of more than 1 arrest in the past 3 years of burglary, violent crimes, damaging
property, fraud or drug sales is automatic disqualification. We will NOT allow a Co-signor for this.

2) A copy of your driver’s license is needed. We prefer to receive that upon receipt of your application. If this is not possible, WE MUST receive it at the lease signing. 

3) Completed applications are processed in the order received.  To be complete, the application must be filled out in full and signed with an application fee.  Faxed applications are not complete until the fee is received.  If more than one person will be living in the apartment, we will allow up to 24 hours for the additional person(s) to bring the application and fee.
 

Disclosure: If you have interest in knowing the location of sex offenders in relation to a rental property of interest, it is your responsibility and not the management company to do the research. This information can be obtained from local law enforcement agencies.

Resident Screening Criteria: It is our policy to conduct business in accordance with the Federal, State and local Fair Housing Laws.
